BUSINESS PURPOSE:

The Facilities and Maintenance II ensures uninterrupted supply of utilities and key building mechanical systems to the plant facility and administrative building. Responsible for upkeep of grounds. Troubleshoot, diagnose and repair all types of machinery and systems to include water, natural gas, chillers, fire, supply fans, exhaust fans, air compressors, air handling systems and grounds. Monitors indicators for facility management system, performs reactive and proactive maintenance to prevent the breakdown of critical equipment. Manages small projects overseeing outside contractors and vendors ensuring code compliance, on time completion within approved budget.

RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO:

  • Maintain a safe, clean, and well-organized workplace, ensuring OSHA requirements are followed and met

  • Troubleshoot, diagnos, and repair facility machinery and support equipment

  • Responsible for building and upkeep of grounds ( painting, plumbing, replacing ceiling title, lighting, mowing….ect)

  • Utilize a computer-based system (SAP) to manage and prioritize maintenance requests, preventive plans, predictive maintenance, condition based monitoring and purchase documents

  • Record and maintain maintenance documentation and data to support maintenance activities and replacement equipment

  • Participate, develop, analyze, and offer expertise in the development of equipment reliability program using risk based methods, measures, and indicators

  • Utilize statistical quality control tools for data collection, problem solving and analysis with chiller systems, water treatment and facility management system

  • Prioritize work using policy deployment, balances the needs of the plant and organization supporting reactive, proactive and project work

  • Operate and maintain facilities maintenance shop equipment

  • Maintain and operate the building Energy Management System

  • Specify and purchase replacement equipment for facility as needed

  • Support engineering and general plant requirements for new equipment installation including rigging and seismic

  • Collaborate with procurement as a consultant and customer when ordering repair parts, materials and services

  • Review invoices for work completed, ensures accuracy of charges

  • Provide cost estimates to supervisors, engineers and other project managers

  • Ensure facility systems, such as fire systems, wastewater, are in compliance with plant safety and regulatory requirements.

EDUCATION:

  • High school diploma or nationally recognized accredited equivalent required

  • College level HVAC courses, preferred

  • Math basics and blueprint reading courses, preferred

QUALIFICATIONS & SKILLS REQUIRED:

  • Lift/carry up to 50 pounds

  • Must see themselves and the Facilties Department as primary role in the plant operations and success, not as a vendor

  • Must be a Team Player and willing to help other department when needed

  • Solid interpersonal skills will be needed for this position as interaction between team members, supervisors, engineers, and purchasing is essential for this position

  • Strong mechanical aptitude and technical ability

  • Ability to express ideas and technical and nontechnical people

  • Core competencies: Demonstrated skills in continuous learning, flexibility, customer focus, quality commitment and good relationships are required

AVAILABILITY:

  • Must be available to work onsite for all of the following shifts (rotating shift schedule):

    Day shift: 7:00 a.m. to 3:00pm p.m. Swing shift: 3:00 p.m. to 11:00 p.m. Graveyard shift: 11:00pm to 7:00 a.m.
  • Or when assigned to a special shift determined by department needs

  • Additional overtime may be necessary to support business needs, reasonable notice will be provided
